DHL Corporate Real Estate is a well-established team of property professionals in both commercial, surveying and construction. The department is responsible for maintaining the existing Nordics and Baltics portfolio of buildings as well as new acquisitions, disposals, new builds and fit outs.
The overall purpose of the role is to support the growth of business and to enhance the profitability of operations in the Nordic and Baltic region by ensuring provision of timely, efficient and cost-effective real estate developments and to minimize risks associated with the real estate development process
Your tasks will be:
•Responsible for ensuring that all actions conform to the (CRE) guidelines as well as local legal requirements.
•Meet with Business Unit (BU) SMT on a regular basis or as requested to review status of portfolio, progress of negotiations, project updates or input into business case preparations and FIT results
•Responsible for ensuring that local BU management is advised in sufficient time of contract termination/breaks in order to allow business case reviews. Provide RE input to business cases requirements.
•Provide additional benefit to the BU’s using product as “Sale & Lease-back or “Lease-Buy-Sale”.
•Identify Lands and or industrial area for potential new project or expansions
•Prepare and supply the Finance departments of the BU’s with final information regarding new leases, incentives, Fee and profit.
•Budget support for BU – Indexation – dilapidation reservations
•Advise and support BU-Mgt. in the areas of lease strategy, setting new leases, renewals or terminating contracts, revising contract and establishing rental values, reviewing Finnish market, rent and other trading conditions.
•Act as a knowledge base for the BU-Mgt. members regarding tenancy law.
•Act as knowledge centre for BU-management with respect to GO GREEN with regards to the facilities, license policy and share knowledge concerning leases and Real Estate products.
•Maintain contacts and conduct consultations on a quarterly basis with local Brokers and Advisors
•Manage the leases and contacts with landlords/owner.
•Support in management the start-up and entry for new leases/buildings and guarantee the contractual conditions on exit or termination of those leases.
•Support for the CRE BCA’s preparation in harmony with the BP’s BCA
•Conduct real estate project and Market investigations. Access the substantial nature of the challenges and the impact and include it in FIT
•Contact for BU's legal questions on Corporate Real Estate Area
•Providing Market advice to BU-Mgt. members in the field of Corporate Real Estate.
•Maintain network to brokers for market knowledge and market search
Your profile should look like:
•Degree level and/or appropriate experience in within Real Estate and Financial.
•Experience with PRINCE2 project management methodology is a plus
•Good oral and written presentation skills with appropriate Finnish and English language (Swedish and Baltic language skills are considered as advantage.).
•Excellent knowledge of property management (Leases, benchmark figures, etc.)
•Knowledge of business lease legislation in Finland (Baltics is an advantage).
•Knowledge of Business Financial
• Minimum 3 to 5 years of experience in Real Estate role
