Corporate Real Estate Manager – Central America 

DHL is hiring a Corporate Real Estate Manager to its Costa Rica office.You will manage over 1Million Square Feet of real estate throughout Central America.You will be the single point of contact in our Corporate Real Estate Group for Leasing and Transaction Management; Facility Management & Construction Management/Tenant Improvements.Our real estate portfolio typically includes big box warehouses; airports; commercial development; office buildings, retail stores, etc. You will take a leadership role in continuous process refinement/ optimization of existing processes and tools. This is a regional role, responsible for the entire Central America region reporting to the Director of Real Estate for Mexico and Central America.

Your Day-to-Day Responsibilities Are:          

Manage the Corporate Real Estate Area

·Responsible for the overall performance of Corporate Real Estate Services in the region:

(a) Ensuring that the Real Estate portfolio is current (no expired leases) and the on-time negotiation of Real Estate Transactions (new leases, renewals, termination, landlord interaction, etc.);

(b) Coordinate construction improvements required by the operation (with support from the construction team in Mexico);

(c) Lease administration and Facility Management support, as needed, including landlord interaction on repairs and maintenance, turn back of facilities, CAM reconciliation, etc.

·Initially this position will use resources located in Mexico for construction, lease administration and Facility Management. It is expected that this position will be instrumental in growing a Real Estate team fully dedicated to the Central America region

·Develop relationships with key stakeholders in the region. Promote collaboration between different DHL business partners and the multiple functional service areas

·Support the site selection process by balancing the advantages in location, labor, logistics and incentives

Process Optimization

·Drive project definition through early involvement (including creation of overall project plan with input from project team members)

·Implement a reporting and data management process. Prepare Dashboards using PowerBI to show critical data available in real time on a state of the art program

Innovation and development of new customer solutions

  • Strategic approach to lease renewals, timing renewal with market cycles
  • Escalate issues, concerns, and awareness to project Sponsors for resolution of project matters

Competencies

Enable / Implement / Ensure CRE services. Provide CRE service and support to specific business area(s) of medium scale/ complexity e.g. Cluster or cross-business

·Manages and accountable for the financial performance of a business area, ensuring that their teams have in place the systems required to manage costs, revenue and profitability in line with market opportunities

·Uses business knowledge and market data to develop solutions and establish clear priorities for actions to increase performance of the division

·Contributes to strategic discussions with business partners / customers

·Uses deep knowledge of real estate terminology and principles in two or more specific areas of expertise

·Build relationships. Builds relationships and advises key project stakeholders

·Resolve conflict. Has the ability to effectively manage project conflict to an appropriate resolution

·Directs the implementation of change programs taking appropriate action to ensure success

·Project definition and scope management.Defines the project scope based on required timescales, resource and budget availability and with consideration to project challenges and risks.Manages project plans including estimates of critical path, budget and resources needed for target achievement.Manages financial performance within a project

To Be Considered, Your Qualifications Include

·5-10 years of relevant Commercial/ Corporate Real Estate experience (Developer, Property Leasing Agencies, Brokers, large corporations In-House Real Estate Specialist)

·4 years leadership experience (staff or vendor leadership)

·Relevant University Degree e.g. in Business, Architecture, Engineer, or Real Estate related field.Membership in Professional Real Estate Institutions preferred
